Message from the President:
The Association ended its relationship with LB Property Management (LBPM) in April 2022, hiring HOA Organizers, Inc., of Winnetka, to be the managing agent for the Association. After two unsatisfactory years with HOA Organizers, the Association hired King George Property Management Solutions, Inc., of Sherman Oaks. Larry Cole of King George has been our community association manager since April 2024.
LBPM acquired King George and took over management of their clients as of May 1, 2025. Therefore, due to no initiative or action by the Board, the Association's managing agent is again LBPM. Larry Cole will remain our assigned manager, and the company does not plan to change the way we have done business with him. However, LBPM migrated our billing and customer service system from the platform used by King George into their own. If you have not received an invitation to log in to the LBPM Owner Portal, please contact LBPM.
The officers and directors of the Association will assess the situation carefully and continually, and we will take appropriate actions to ensure our finances remain stable and that customer service standards for Association members are upheld.

Association Membership
All owners of condominiums in 5349, 5400, 5403, and 5414 Newcastle Avenue are members of the Association, with rights and responsibilities attached.
Rules and Regulations
The latest version of the Rules and Regulations of the Association is available here for download. If you rent your unit, ensure your tenants have a copy and agree to abide by them, as you, the owner, are responsible for compliance by the residents of your unit and their guests.

Association Management
Our shared property is managed by the Board of Directors of the Association, comprised of seven of your fellow homeowners at Newcastle Manor who work on a volunteer basis. Directors are elected by the membership, or appointed by the Board in case of a vacancy. There is one vacancy. The current Directors are:

Billing, bookkeeping, and other clerical and customer service support for the Association and its members is provided by our managing agent, LB Property Management, Inc. (LBPM) of Sherman Oaks, under a paid contract funded by Association dues.

Owner Portal
Some Association documents are privileged and for owners only, such as financial reports, Board and Owner meeting minutes and reports, the annual budget and disclosure packet, insurance policies and declarations, and other administrative notifications. These are not posted on this public website. You can find them on the Owner Portal maintained by LBPM. You can also manage your Association billing account, make payments, set up auto-pay, and submit service requests in the Owner Portal.
