Bugs and Vermin
The Association arranges and pays for regular pest-control treatment of the outside grounds through its contract with AIPM, and is responsible for treatment of other common areas, which is done as needed.
Owners are responsible for controlling pests within their own units, and for service fees for any necessary treatment. AIPM offers discounted service fees to owners for treatment of their units.
If an infestation from inside a unit affects multiple units, the owners of those units should coordinate with each other to arrange simultaneous treatment of their units and adjacent hallways at their own expense. The Association will not get involved, except in cases where the owner of the infested unit refuses to abate the infestation and keep the unit in a sanitary condition.
When servicing a unit or units by request of owners, AIPM will treat adjacent hallways and other common areas, including crawl spaces, for no extra charge, but will charge fees if a technician is asked to enter into a crawl space or basement to treat that area. If such charges are billed to the Association, the Association may issue a reimbursement assessment to any owner or owners who may have been responsible for the necessity of this treatment due to failure to maintain their own units in a sanitary and pest-free condition.
Whenever treatment in hallways or other common area rooms is scheduled, notice must be posted in advance so residents know to stay away for three hours following the treatment.
