Project Status (Updated October 28, 2024)

The City of Los Angeles issued the Certificates of Compliance on October 25, 2024. The project is formally finished.

Background

Those who have lived here long enough will remember the earthquake retrofit construction done on our buildings in the 1990s following the Northridge Earthquake.

In 2015, the City of Los Angeles passed new ordinances requiring further retrofit for buildings such as ours, where parking spaces are tucked under the structure itself. In late 2017, the City began sending Order to Comply notices to Association members.

Deadlines Set by the Government

  • By late 2019, we must submit proof that previous retrofits comply with the new requirements, or that the buildings are otherwise exempt from the new retrofit requirements. If not, we must submit a plan either to retrofit or demolish the buildings (COMPLETED August 2019; we must retrofit).
  • By mid-2021, our selected contractor must have completed the plan check process with LADBS and obtained permits to start the retrofit work (COMPLETED June 24, 2021).  Click here to download the permits (redacted to remove names of unit owners that appeared).
  • Construction must be complete by late 2024 (COMPLETED March 2024).
