Unit Owners may call the managing agent (LB Property Management) for maintenance emergencies and for routine (non-emergency) maintenance repair requests for common areas (including balconies).
Tenants/Renters may call LB Property Management for maintenance emergencies only, and only if their landlord (the unit owner) is unreachable.
Maintenance emergencies will be handled immediately, 24 hours a day. The following are defined as maintenance emergencies:
- Significant water leaks that will likely cause damage to floors or walls.
- A clogged toilet in a unit with only one bathroom.
- A drain from which drain water is coming up without the sink, shower, or toilet being used.
- No hot water in building 5349 or 5403.
- Smell of natural gas.
- Dangerous electrical fault (sparks, smoke, etc.).
- Any kind of structural collapse or apparent pending collapse.
- Power outage.
- Air conditioning blowing warm air when the outside temperature is above 65°. Any other problems with air conditioning in your unit (no air, weak air, leaks in your fan coil, noisy fan, malfunctioning control panel, etc.) or heating are your responsibility to fix, and the Association cannot help you. - A biological hazard or other situation that presents a health threat and requires clean-up by a professional crew.

If the office is closed, you may follow the instructions in the auto-attendant to reach the on-call property supervisor. You should only do this for maintenance emergencies as described above. For routine requests, call back the next business day.
